Very often property owners assume that a new render or painting of the existing exterior are the only options to rejuvenating the exterior of the property, however that is not always the case. Nearly 8 million UK addresses are affected by high levels of dirt and grime caused by pollution, which over time, can damage the exterior of your property. In addition to this, other factors including efflorescence, algae, mold and dirt can make it look tired and in need of a little TLC.
A specialised low pressure clean of the render can remove unsightly stains and give you piece of mind. Your home is your biggest financial investment so why not look after it and make sure it is looking it’s best. This is important for the longevity of the render itself and if you want to sell the property and maximise its value
Here are some typical examples of render staining that we deal with on a regular basis and you may recognise from your own property. But don’t worry, knowing what type of problem you have is key to a successful cleaning treatment!
Algae
Algae is a natural organism that grows to varying degrees on all external surfaces. There are 3 main types of algae; green, red and (less commonly) black.
Dirt and grime
Over time polluted air carrying dirt and grime particles cling to the surface and builds up, leaving the surface looking tired and neglected.
Mold
Black mold can develop on your render when exposed to damp conditions over a long period of time, usually caused by conitinuous water ingress.
Efflorecence
Efflorescence is one of the most common stains on a building and is a result of salts being released from within the mortar or render.

Our Approach
Depending on the manufacturer, renders are comprised of different components and any treatment of these renders must be tailored to each specific render to ensure that no long-term damage is inflicted by the use of incompatible products or treatments. A drydash render needs to be carefully treated to ensure a minimal loss of aggregate from the system, whilst a wetdash or roughcast render can cope slightly with more agitation without any degradation of the render.
We have worked closely with different render manufacturers over the years to ensure the products we use in our cleaning system are compatible with their renders and will not to lead to any long term issues with the render system. Having tested our products with both cementitious and synthetic render systems, we have the knowledge that our cleaning processes don’t cause any damage to these renders.
We don’t use the same products to clean all render types. For example, a Weber scratch render has a different composition to a K-Rend scratch render and as such they need to be treated slightly differently. Likewise, a JUB acrylic or silicone thin coat render are completely different renders to a Scotrend or Enewall render and these renders need different treatments for the same algae infestation. Some scratch renders benefits from a silicone enhancement that others don’t doesn’t. Whilst both renders will suffer to varying degrees from algae, mold and dirt, when maintaining these renders it is critical to understand what render you have to maximize the inherent properties and performance of each render.

When cleaning the external render of your property, we will carry out a visual inspection in order to determine what type of stains have to be removed, and also what type and manufacture of render has been applied. We will then decide on the best low pressure cleaning treatment suitable for your surface.
We don’t use a sledgehammer to crack a nut... the most gentle solution is always the best place to start. We begin with a gentle approach and progress to a more vigorous ending if required. We pride ourselves on the final outcome and this may take a few treatments to achieve full client satisfaction.

K-Wash has been designed for instant results and is suitable for most cementitious and synthetic renders and resin bound surfaces suffering from biofilm infestation.

Many new build sites, both single self-build plots and multiple units from national housebuilders suffer from mud and dirt generated by various trades during the construction period. We have developed AquaFoam to treat these brand new renders. This is a very gentle active foaming treatment that can lift the dirt from the render with minimal agitation and offer some very good results. This will not remove mortar or dirt that has been rubbed onto the surface, however we normally anticipate an 60-80% cleaning rate.

Active12 has been designed as a slightly more gentle treatment for all render types. It doesn’t show its abilities immediately, but after a few weeks the render will look better and better. Active12 should offer around 12-24 months of active treatment before a subsequent treatment may be required (subject to location and render type).

Oxidex has been designed to treat specific metalic staining and is only used for specific areas of staining and is used with caution. This is an aggressive product that could be a sledgehammer to crack a nut, but we have found it can lead to some degradation of the render if used without care and attention.

Efflorescence is one of the most common stains on a building and is a result of salts being released from within the mortar or render due to high moisture levels during the curing process. If evident on renders it can be dealt with using a treatment ARC-XD40, however, on brickwork it can be very difficult to remove. We have successfully removed this in the past utilising ARC-XD40 and some mechanical intervention, however, if the salts are still present within the mortar the staining may reoccur in the future. We have found a treatment of Propel can reduce the reoccurrence significantly in the future. We would always offer a trial treatment before expecting a client to commit to a larger area of treatment to check the suitability of our proposal.

Propel is a water displacement product designed to improve the long-term performance of your render. By stopping moisture sitting on the surface, algae growth can be dramatically reduced. It is important that any repellent product is more breathable than the render it is applied to and that it and has been designed for this specific type of application.

Whilst we know and understand renders, we only carry out minor repairs. There are specialist contractors who can carry out larger render repairs better than us and we can advise on repairs and point you in the right direction of a specialist contractor.
